Perch – Centro house F Overview
First Impressions
Walking up to Perch – Centro house F, you immediately get the sense this isn’t your typical Seattle hotel. It’s tucked into the Capitol Hill area with this sort of understated confidence — not flashy, but you can tell someone put real thought into the design. The four-star property has this modern residential feel that honestly makes more sense once you’re inside, but from the street, it just looks like a really well-designed building that happens to welcome guests.
Location & Neighborhood
Here’s the thing about Capitol Hill that locals will tell you — it’s where Seattle actually lives and breathes. You’re not stuck in some tourist bubble downtown, but you’re also not so far out that getting around becomes a hassle. The location score of 9.6 from recent guests isn’t just marketing fluff; this spot genuinely works. You can walk to some of the city’s best coffee shops (and I mean the ones that aren’t Starbucks), hit up Pike Street for dinner, or just wander the neighborhood and stumble onto something interesting. Plus, and this is huge for Seattle, they actually have free parking — which anyone who’s tried to park in this city will appreciate.
The Space
The rooms at Perch – Centro house F feel more like staying in a friend’s really nice apartment than a traditional hotel room. There’s this residential quality that makes sense given the name and location — you’re not getting generic hotel furniture and bland artwork. The spaces are thoughtfully laid out, and you know what struck me? The windows actually open, which sounds small but makes such a difference when you want that fresh Seattle air without cranking up the AC. Everything feels intentional rather than just functional.
What Sets It Apart
This place gets couples, and I mean really gets them. The feedback consistently mentions how well it works for romantic getaways, and after staying here, it makes total sense. There’s something about the intimate scale and the neighborhood setting that feels more personal than those big downtown hotels. You’re not fighting crowds in the lobby or waiting forever for elevators. The staff seems to understand that sometimes you just want to slip in and out without a big production, but they’re there when you need them.
Why Guests Love It
Honestly, it comes down to location and authenticity. You’re staying somewhere that feels connected to actual Seattle rather than tourist Seattle — but you’re not sacrificing comfort or convenience to get that experience. The free parking alone probably saves you $30-40 a night compared to other places in the area, and the walkability means you’re not constantly calling rideshares. Recent guests keep mentioning how it exceeded expectations, which usually happens when a place doesn’t oversell itself but just quietly does everything well. It’s the kind of spot you’d actually recommend to friends visiting the city.

We needed to book a last minute stay and we were pleasantly surprised! House was very clean, neat, and plenty of room! (Just lots of stairs but we didn't mind.) Has a cute little rooftop area with views of the city. Right by Seattle University campus and plenty of places to eat nearby! Owners/management company were quick to respond to any messages.

Very easy to get in, comfortable and well appointed.
What could be improved: Nothing, it was a great property.Lisa from Norway – 11 July 2024 (4/10)
Beliggenhet, soverom og store bad. Det var rent
What could be improved: Det fantes ikke laken til sovesofaen. Vi fikk hjelp av en på helpdesk, men det tok veldig lang tid og ble ikke løstMickey from United States – 22 June 2024 (9/10)
I loved how modern the place was. High-end appliances, very well stocked. The host was very thoughtful for providing games, batteries, pens & paper, seasonings, a grill & propane, laundry detergent & even fabric sheets. I even went online & ordered a few new things for my own home because of the inspiration I got from this place.
What could be improved: There was no T.V. in the 1st bedroom, that same bedroom mattress was extremely hard, and there was no place to put your bar soap in the 1st bathroom shower. Also, although I appreciated the high-end appliances, I had the hardest time figuring out how to work that oven. I literally had to do a YouTube search to figure it out.
