Belltown Perch, explore like a local 99 Walkscore Overview

First Impressions

Walking up to Belltown Perch, explore like a local 99 Walkscore on 1st Avenue, you immediately get that this isn’t your typical corporate hotel. The building has this modern urban vibe that fits perfectly into Seattle’s Belltown neighborhood — honestly, it feels more like staying at a friend’s really well-designed place than checking into a hotel. The name pretty much tells you everything you need to know about their philosophy, and that 99 Walkscore isn’t just marketing speak.

Location & Neighborhood

I mean, Belltown is where you want to be if you’re actually trying to experience Seattle rather than just visit it. You’re literally steps from Pike Place Market (but far enough away to avoid the tourist chaos), and the waterfront is right there when you want to catch some air. What I love about this spot is how walkable everything is — you can hit up local coffee shops, grab dinner at places where actual Seattleites eat, and still be close enough to downtown for business stuff. The four-star rating makes sense when you consider how much thought went into choosing this location.

The Space

The room I stayed in had this clean, minimalist design that somehow managed to feel cozy rather than sterile. Large windows let in plenty of that Pacific Northwest light (when it’s not raining, obviously), and the layout actually makes sense — you know how some hotels seem designed by people who’ve never stayed in one? Not the case here. Everything feels intentional, from the workspace setup to the way they’ve maximized the space without making it feel cramped.

Local Experience

What really sets this place apart is how they’ve embraced that “explore like a local” concept. The staff actually knows the neighborhood — I’m talking real recommendations, not just pointing you toward the nearest Starbucks. They’ll tell you which food truck has the best lunch, where to catch live music, or which route to take for the best views of Elliott Bay. It’s that kind of insider knowledge that makes you feel like you’re getting the real Seattle experience rather than the sanitized tourist version.

Why Guests Love It

Couples seem to really connect with this place, and I can see why — there’s something romantic about discovering a city together from a home base that feels authentic. The combination of modern comfort and genuine local character creates this sweet spot where you’re comfortable but also engaged with where you are. You’re not isolated in some hotel bubble; you’re actually part of the neighborhood. Plus, when you can walk to everything worth seeing and the staff treats you like a neighbor rather than just another guest, it makes the whole trip feel more meaningful.

Reviews of Belltown Perch, explore like a local 99 Walkscore

  • Sueun from United States – 21 January 2025 (9/10)

This property was clean and in a good location you can walk to the nice places in Seattle downtown. Walkable distance to the Public Market, Pike Place, Space Needle , Olympic Sculpture Park, Aquarium and indoor shopping center. And this place has a good view, partial ocean view form the living room. There was an extra sofa bed in the living room and enough supplies of towels, bed sheets, blankets , pillow covers and etc.

What could be improved: It was not easy to open the door with a hard key. And the property was kind of close enough to hear the beat from the near club at night. But it did not bother me for I am a good sleeper.

  • Hasegawa from Canada – 1 December 2024 (9/10)

    Great location.
    Parking included!
    Nice gym and sauna.

    What could be improved: Nothing.

  • Christina from United States – 30 November 2024 (8/10)

Great location. Very walkable. Parking included. Apartment was an amazing setup for us: plenty of closet space and hangers, kitchen with more than everything we needed, loved the balcony and the view.

What could be improved: We were contacted at 2:41 AM reminding us to leave keys at the apartment.

  • Badi from United States – 15 November 2024 (9/10)

Was in the middle of the city and easy to get to every thing. Also loved that we could use the parking garage as we rented a car.

What could be improved: Wish I would have been able to unlock door with a code. I stay at a lot of airbnbs and this is a lot easier.

  • Diana from United States – 28 May 2024 (9/10)

El lugar es bueno muy buena ubicacion tienes muchos lugares accesibles y caminando.

  • Alex from Australia – 10 February 2024 (4/10)

Amenities inside the apartment were great, especially the appliances in the kitchen and washer/ dryer.

What could be improved: There wasn't any assistance or understanding when we accidentally locked the keys inside the apartment when leaving, due to the self-closing door, which meant we could not leave the garage remote inside as per their policy. The code provided for the lift didn't work so we left the garage remote with the security doorman downstairs as it was 5:30am when we left for the airport. The owner insisted the remote wasn't returned and charged us USD150 for replacement. So… beware. A code lock, or a lockbox with a spare key would have been a better option for guests than a single physical key.

The apartment is very clean and well-maintained. The exception is the shower head which isn't mounted and just draped over.

The greeter experience wasn't the best – you get a WhatsApp message 2 days before arriving (luckily I happened to have mobile roaming on that day, and luckily I opened the message as the greeter photo looks like spam). If you don't reply, you don't get a time slot. She didn't show us the elevator code, nor how the apartment works, she just gives you the key.

It is noisy at night! The bedroom window does not seal due to the fresh-air duct of a portable air-conditioner. You can hear sirens and cars and the jackhammer of nearby construction, most noticeable at night. I suspect others have complained as they provide complimentary ear plugs for use…

Overall a nice apartment, but a disappointing experience for us, and wouldn't recommend it to our friends.

  • Jen_collin from Australia – 28 January 2024 (8/10)

Great location – walking distance to all the main things we wanted to see in Seattle.

What could be improved: It was a bit small for a family of 4 with two teenagers.

  • John from United Kingdom – 6 November 2023 (9/10)

The property was well appointed, extremely clean and exceptionally well positioned for down town Seattle and the waterside. It was very comfortable and, although not all were used, it had TV, coffee machine, washing machine, dryer and plenty of space.

What could be improved: Nothing. It was very good.

  • Yaakov from United States – 27 August 2023 (7/10)

The apartment is nicely decorated and convenient. Location is very good, cure bakery just under the apt. It offers a lot of extra amenities in the building (that we did not use though). Spacious enough to host 4 adults (though no AC for two of them).

What could be improved: The booking process was really tiresome, with extra steps, additional deposit and many many emails. Not something I have seen on booking until now.
The parking garage was not functional for us and the host, while responsive, was not helpful at all at resolving it. We had to park elsewhere which is extremely inconvenient, and probably unsafe in the area.
Weekend there was a nightclub right under the window, so if you are sensitive to noise, beware. (though they do provide ear plugs)
